A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9. 1. Please add the following to the residential plot plan that meets all requirements shown at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. a. The zoning of the property, including all the surrounding zoning of adjacent sites. b. Add a legal description c. Add a lot coverage calculation d. Provide the owner's name e. Show all easements of record on the property f. Show the location of the nearest fire hydrant g. Show the height of the proposed structure on every side. h. Add all lot line and setback measurements for every structure on the property. i. Please be aware that detached accessory structures cannot be more than 50% the size of a primary structure. Without correct measurements, zoning is unable to determine whether that threshold is met. If the accessory structure (shed) is 50% or more the area of the primary structure (house), then zoning will require a variance or a 5' wide connection between the primary and accessory structure.
