A single-family residence is a permitted use in this zone (Table 4.8-2). 1. This comment was not fully addressed. provide a lot coverage calculation on the plot plan. At a minimum a residential plot plan is required that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. This comment was not addressed correctly. The setbacks are measured from the street property lines not edge of pavement. Provide the correct street perimeter yard setback from the blue structure to the street property line. If this structure has any utilities permits are required. The “Blue structure” does not appear to be permitted and does not meet street perimeter yard setbacks. Per UDC Article 6.4.5.C.1 a front street setbacks is a minimum 20’ with a side street being 10’. Demonstrate that the “Blue structure” meets the street perimeter yard setbacks and secure all necessary permits for this structure. 3. This was not addressed correctly. Based on you comment response both the green and blue structures are accessory structures and the stable is considered an accessory structure therefore the total accessory structure gross floor area exceeds the 50%, a Board of Adjustment for Variance is required. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. That said the proposed accessory structures exceed the 50% allowed and a Board of Adjustment maybe required. 4. As the blue structure is only 15’ from the property line along Manard Dr, and does not meet the minimum 20’ front street perimeter yard setback, Manard is considered the side street. Per UDC Article 6.6.3.B Accessory structures are not allowed in the front yard. Based on your comment response the blue structure is an accessory structure and a Board of Adjustment for Variance is required to allow a detached accessory structure in the front yard.
