A single-family residence is a permitted use in this zone (Table 4.8-2). 1. At a minimum a residential plot plan is required that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. Per Unified Development Code (UDC) Table 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONE, MH-1 Zone, Recreational Vehicles are not allowed as a dwelling unit in the MH-1 zone. 3. The “Blue structure” does not appear to be permitted and does not meet street perimeter yard setbacks. Per UDC Article 6.4.5.C.1 a front street setbacks is a minimum 20’ with a side street being 10’. Demonstrate that the “Blue structure” meets the street perimeter yard setbacks and secure all necessary permits for this structure. 4. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. That said the proposed accessory structures exceed the 50% allowed and a Board of Adjustment maybe required. 5. If the “Green structure” has a kitchen it will be considered a dwelling unit which would be 3 dwelling units on site. 3 dwelling units on a single site is considered non-residential and would require a commercial site plan. 6. If there are 5 or more bedrooms on site a commercial site plan is required. A bedroom is defined as Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and Any room designated as a bedroom for the purpose of any other code requirement.
