This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). 1. Based on a wall height of less than 13’-4” the required street perimeter yard setback is 20’-0”, proposed street perimeter yard setback, based on a 1’-4” overhang the proposed street perimeter yard setback is 19’-8”. Per UDC Article 6.4.5B.2 the street perimeter yard setback is measured from the post/column support the roof as long as there is no more than a 2’-0” overhang. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The lot coverage calculation is not correct, Review the example of lot coverage shown on the Residential Plot Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The coverage includes all structures on site including the storage and any vehicle use area., paved or unpaved. 3. As the “STORAGE” shown on the plan changed in size around 2008 and there are no permits for this change and the structure does not meet perimeter yard setbacks to the east property line at a minimum a neighbor setback waiver is required. To secure this waive provide the following text on the plot plan and have the owner of the property to the east sign and date.
