This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. FRAMING PLAN: Provide truss plans and header locations and sizes. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. Provide the attic ventilation opening sizes and locations. Show an air-impermeable layer if insulation at the roof sheathing in areas without attic ventilation. PLUMBING PLANS: Show the location of the tankless water heater with appropriate gas pipe size.. MECHANICAL PLANS: Provie a Manual J report identifying cooling demand. ELECTRICAL PLANS: Provide a cardon monoxide detector location if the dwelling has a natural gas appliance.
