This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans. Provide a seal on plans designed under a registrant oversite. Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: Show the location of the electrical service panel and other utility lines near the building alteration, R106.1.1. FLOOR PLAN: Include the identification of the adjacent space or rooms at A/A-4. Clarify if this is a garage extension or if the wall between the garage and dwelling is compliance with required fire rating, R302.6. STRUCTURAL PLAN: Identify the beam size or load bearing condition for supporting the proposed roof rafters extending into the existing space at A/A-6, R804. SECTIONS - DETAILS: Update the stem detail B/A-7 for showing the minimum 6” clearance between framing and ground, R317.1 item 5. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes. Provide a Manual J report identifying cooling demand. ELECTRICAL PLANS: Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. Garage Receptacle Location: an outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Show a wall switch controlled light at outdoor entrances or exits, E3903.3. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly). The proposed use is single family residential, which is permitted in the R-2 zone, subject to use specifics standards 4.9.7.B.6, .9 and .10. 01. COMMENT: The previous review comment was not fully addressed. Zoning acknowledges the elevation drawings however the height of the proposed wall of the addition was not provided. The setback height is based on the height of the proposed, adjacent wall measured from grade to below the roof. 02. COMMENT: Correct the setbacks on the site plan to demonstrate the distance between the proposed wall and all adjacent property lines (south, west, and north). The required minimum setback is 6' therefore the setback cannot be 5' without the approval of a Design Development Option (DDO).
