COMMENT: The proposed use is single family residential, which is permitted in the R-2 zone, use specific standards 4.9.7.B.6, .9 and .10 are applicable. 02. COMMENT: Provide an elevation and measurement for the height of the wall (not the height of the building) adjacent to the western property line to determine the required setback. The setback is 6’ or 2/3 the height of the adjacent wall, the greater of which will apply, measured from the exterior wall to the property line. See UDC, Section 6.4.5, for rules of measurement of the perimeter yard. 03. COMMENT: Provide the lot coverage calculation, 70% lot coverage is the maximum permitted. Combine the area of any buildings, the vehicular use area (improve/unimproved) and any storage area, then divide these areas by the area of the lot to provide the lot coverage calculation. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1.
