COMMENT: The proposed use is single family residential, which is permitted in the R-1 zone, use specific standards… are applicable. 02. COMMENT: The subject structure appears to be legal nonconforming (see Comment 3), and proposal would terminate the legal nonconforming status (see Comment 4) and will trigger full compliance with the Unified Development Code of the lot. 03. COMMENT: Per UDC, Standard 6.6.3.B., detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. 04. COMMENT: Per UDC, Section 9.3.3, when a building or a structure is altered to comply applicable development standards of the underlying zoning, the nonconforming status of that building or structure is terminated. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location and size of the water line from property line (meter) to building, R106.1.1. Show an existing or upgraded 1” line to the building. Minimum size for a two bathroom building is usually 1”, P2903.7. STRUCTURAL 1. Show a beam size with appropriate load carrying capacity, R301.1. Upgrade the 4x10 to 5-1/8”x10-1/2” or similar for live and dead loads with a 20’ span. SECTIONS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. ELECTRICAL PLANS: 1. Smoke alarms are required in each separate sleeping area, R314.3. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
