All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. Upgrade the GLB to 5-1/8”x10-1/2” or similar for live and dead loads with a 15.5’ span.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Add ARC to the notation.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Both standard and high density batt insulation requires a space greater than provided with 2” x 6” framing, N1102.1. Identify the products that provide the intended minimum R-30 total value with a 2-layer batt and ridge board system or closed cell foam, R806.5.
