This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. This comment was not addressed correctly. A plot plan similar to the “PLOT PLAN & VICINITY MAP” produced by “N.E.R.D.Power: could be used as long all applicable information is provided such as: Perimeter yard setbacks Lot coverage Legal description Heights of the proposed structure Zoning of the property and all adjacent properties Review the requirements found at; https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. and provide a plot plan that meets these requirements. 1. Per Unified Development Code (UDC) Article 6.6.3.B detached accessory structures are not allowed in the front yard. The proposed solar pergola, detached accessory structure, is located in the front yard. For this structure to remain in the location shown it will either need to be attached to the main dwelling with a 5’-0” wide roof structure that supports a 20 lb live load, i.e. a fireperson can walk on it, or a Board of Adjustment for Variance will need to be submitted and approved. Board of Adjustment application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. Contact person for the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov. 2. Per Unified Development Code (UDC) Article 6.6.3.C the maximum height allowed for an accessory structure is 12’-0”. For this structure the height measurement would be from the midpoint of the pitched roof to design grade. Based on dimensions shown on provide sheet S1 it appears that the propose structure exceeds the allowed height. If the structure exceeds the allowed height either need to be attached to the main dwelling with a 5’-0” wide roof structure that supports a 20 lb live load, i.e. a fireperson can walk on it, or a Board of Adjustment for Variance will need to be submitted and approved. 3. As perimeter yard setback dimensions were not provided setback requirements cannot be verified but it appears that the proposed solar pergola encroaches into both the front street and side yard perimeter yard setbacks. Per UDC Article 6.4.5.C.1.a the minimum front street perimeter yard setback is 20’-0” and per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone the minimum perimeter yard setback to the west property line would be 6’-0” or 2/3 the height of the exterior wall of the proposed structure, greater of the two as measured from design grade to the highest point of the wall. Depending on how you deal with the comments above the perimeter yard setbacks can be processed with the Board of Adjustment. If you elect to connect the structure to the main dwelling the process to reduce the perimeter yard setbacks would be a Design Development Option (DDO). A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
