This site is located in the C-2 zone (UDC 4.7.21). Multifamily is a permitted use in this zone (Table 4.8-4).

1. Based on the provided plan an additional bedroom is being added to this unit as the study qualifies as a bedroom base on UDC Article 11.4.3 DEFINITIONS – B, Bedroom, the term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement. Demonstrate on the plan that the vehicle parking meets the minimum required with the additional bedroom. As this site appears to be nonconforming for vehicle parking the additional bedroom may require full code compliance due to the increase in density.
