The proposed use is food service, which is permitted in the C-2 zone, subject to use specific standards 4.9.4.M.1 and 4.9.13.P (UDC, table 4.8-4).

01. COMMENT: The zoning comments from the previous review were not addressed - a revised and separate Development Package application is required.

08/19/2021 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following Electrical plan review comments. Also provide a written response.

Per the previous electrical plan review comment concerning compliance with the 2012 Tucson/Pima County Outdoor Lighting Code. Section 104.2.1 reads as follows, ” 104.2.1 Lumen calculation on plans. There shall be documentation on the plans to demonstrate compliance with the lumen cap per Table 401.1, and which includes the following information: 1. Each exterior luminaire type with the lumens for that type, the quantity of each type and whether the luminaire is full cut-off or unshielded. 2. The total of full cut-off and unshielded lumens for the parcel. 3. A statement of the lighting area, the size of the permitted parcel, and the maximum allowed full cut-off and unshielded lumens”.

Per Pima County GIS. The Parcel associated with this project #110-05-014C is recorded as 6.1 acres not .34 as indicated in the lumen calculations on plan sheet E1.0. Please revise the lumen calculations to include the entire parcel. Also please explain what is meant by the statement #1 in the response letter, “Outdoor lighting ordinance provided for this building only, as allowed by Zoning Department”, and where in the OLC it applies as such.

It also appears that the Electrical Engineer of record is stating in comment response letter (Did not disclose code section), that this project falls under “Modifications less than 25%”. Probably from (section 102.4.2) OLC. Also stated in the lumen calculations. This still requires lighting inventory of the entire Parcel and Evidence on the plans that “the total amount of lighting after the modifications are complete SHALL Not exceed that on the site before the modifications, or permitted by this code, whichever is larger”. Section 104.4.2.
