COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

As dimensions from design grade were not provided on the drawings Zoning has added 6” to the provide dimensions to determine required setbacks.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 10’-8” plus 6” = 11’-2” x 2/3 = a required perimeter yard setback from the north end of the proposed addition of 7’-6”, proposed setback is 6’-0”.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. Show product sizes that fill the rafter space without compression. OR
2. Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. Show ventilation opening size using 1 to 150 of attic area in compliance with R806.2.

PLUMBING PLANS:

1. Provide devices rated for application, G2406.3. Show a listed diverter valve for waste drainage. A Jandy valve is not listed for controlling the building gray drain line.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Include both sides of bedroom doors , R314.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 (not 66,000) lumens per acre and the unshielded limit for area E3 is 11,000 (part of the 55,000) lumens per acre. Include all exterior fixtures on the property in the calculations including the flood light. The calculation should assume the maximum lumen output for the fixture rating not the rating of a lower rated lamp.
