COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. The provided site plan shows a “REMODELED GUEST SUITE” but based on current aerial photos this structure does not exist. Provide permit documents that demonstrates that there is an existing guest suite to be remodeled. If you cannot provide permit documentation for this structure this guest house will require a separate address and permit as it is a 2nd dwelling unit. Impact fees may apply. Also if no permit documents exist the proposed guest suite does not meet perimeter yard setbacks to the west property line and will require a Board of Adjustment for Variance for the proposed 0’-0” setback. As perimeter yard setbacks are based on on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B & Figure 6.4.5-A, based on a wall height of 10’-1” plus 6” to design grade the required perimeter yard setback is 7’-0” provided is 0’-0”. Board of Adjustment requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. A Board of Adjustment is a separate submittal and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type, Special Application, “Zoning Administration”.

2. Based on the elevations of the master suite and garage addition and a wall height of 10’-5” the required perimeter yard setback from the addition to the east property line is 7’-0”, proposed is 6’-0”. This reduced setback can be process under the Board of Adjustment.

3. The lot coverage does not appear to be correct and should include all vehicle use areas, see UDC Article 6.4.3..

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Each dwelling unit building requires a separate Pima County assigned street address, R319 Notate each dwelling address on the site plan.


ROOF FRAMING PLAN:

1. Provide a completed framing plan for the addition, R106.1.1.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly for each type of exterior wall needing permit, R106.1.1.
2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate existing or proposed water meter size.
2. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.

MECHANICAL PLANS:

1. Provide a completed mechanical plan, R106.1.

ELECTRICAL PLANS:

1. Provide an electrical riser diagram for each dwelling, E3403.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

06/24/2021 JPEELDA1 FIRE REVIEW Reqs Change You house exceeds 3,600 and is now 4,387 under roof. You shall provide a letter from Tucson Water stating that the nearest hydrant is producing 1,750 gpm. If the 1,750 gpm for 2 hours cannot be reached you shall install fire sprinklers in your entire house. Please provide the letter to TFD. We also need to know the distance from the hydrant to the furthest part of the new structure as the hose lays.Questions, comments or concerns please contact me.
