This site is located in the R-3 zone (UDC 4.7.12). Single-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

1. As a plot plan was not provided Zonings review is based on plans provided for T21CM03877. The proposed wall meets the 10’-0” side street perimeter yard setback but the location of the wall does not allow for two vehicle parking spaces on site as approved on tentative plat S05-257. Clarify where this required vehicle parking space will be located or a Board of Adjustment for Variance may be needed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan shall clearly indicate where on site the proposed free standing wall are located and the height of the proposed walls.
