This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. That said clearly show the posts supporting the carport and provide perimeter yard setback dimension from the post to the street & west property line. If the post supporting the carport is less than 1’-0” from the west property line a Board of Adjustment for Variance will be required to reduce the setback to the west property line. If the setback to the post supporting the carport is 1’-0” or greater from the west property line a Design Development Option may be used to reduce both setbacks. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9’-0” the required perimeter yard setback from the proposed carport to the north property line is 6’-0”, proposed setback is 12’-0”. 2. The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 3.11.1.B.4). In a developing area, the minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). Proposed street perimeter yard setback is 12’-0”. No street sidewalks. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. A Carport may extend into the 3-foot fire separation distance with R302.1 (City of Tucson Amended) compliant 1 hour rated barrier near the shared private property line running the full length of the roof. Show one-hour fire-resistive construction in compliance with IBC Table 721.1(2) providing a fire barrier at the west property line. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. The 4x8 beam is overspan. Remove connections to the fascia as it may not function as a beam. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size and length of anchor bolts, R403.1. 3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger with rafter hangers).
