The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. The total gross floor area of all accessory structures shall not exceed 50% of the ground floor area of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement.
a. The applicant may attach the solar structure to the primary structure with a 5' wide roof connection that can handle a 20 pound live load. This would ensure the proposed structure is part of the primary structure, and not subject to the 50% rule.
b. If the applicant does not wish to attach the structure to the primary structure, a variance would be required to allow the applicant to exceed the 50% limit on accessory structures.
