COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6

As 5 vehicle parking spaces are proposed per UDC Article 7.6.4.B and a Zoning Administrator determination, the standards in this Section 7.6.4.B and 7.4.6 apply to all developments that provide more than four motor vehicle parking spaces.

As no elevations were provided for this review the following comments may not be accurate.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 17’-6” the required perimeter yard setback from the proposed ramada to the south property line is 11’-8”, proposed setback is 7’-3”
2. Based on a wall height of 14’-0” the required perimeter yard setback from the proposed carport to the south property line is 9’-4”, proposed setback is 5’-5”

3. Provide fully dimensioned elevations and floor plans for the proposed and existing dwelling units.

Historic review may waive perimeter yard setbacks.
