The proposed ramada does not meet the minimum permimeter yard setbacks to the SOUTH and the EAST property lines. The applicant has the option to get a neighbor waiver from the property owners to the south and to the east. If the applicant is able to obtain the signatures, please add the following language and signature to the site plan: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________” If the property owner is unable to obtain a neighbor waiver, applying for a Design Development Option is another option. The application can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf Based on a wall height of 9'-6" to the EAST propert line, the applicant would be requesting a reduced setback from 6'2" to 4'. Based on a wall height of 8'8" to the SOUTH, the applicant would be requesting a setback reduction from 6' to 4'.
