The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf
a. A full site plan with all setbacks, elevation drawings, lot coverage calculations, a legal description, zoning and surrounding zoning classifications, and all other plot plan requirements must be added.
b. The required setback in the R-1 zone is 6' or 2/3 the height of the structure. The proposed setback to the north interior property line is 1'. A Design Development Option (DDO) would be required to reduce that setback. PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.

FLOOR PLANS:

1. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line.
2. The roof may extend into the 3-foot fire separation distance with R302.1 (City of Tucson Amended) compliant 1 hour rated barrier near the property line running the full length of the roof.

SECTIONS - DETAILS:

1. Show a foundation with #4 rebar reinforcement with 3” clearance from earth, R403.1.3.5.3.
