The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

Please resubmit the plans after addressing the following comments:
1. Please submit a full site plan with all dimensions for every structure.
a. Add any accessory structures on the property to the site plan. Aerials show a small, unpermitted structure just south of the house. It appears to be very close to the property line. If the structure is to remain, the property owner at 4724 S. Almond can sign a waiver to allow the structure to remain close to the property line. If the structure is to remain, please copy and paste the following language on the site plan, with the neighbor's signature: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________”

b. If the structure is no longer there, or is being removed, please indicate that on the site plan.
c. Please add the lot dimensions to the site plan. For an example of an approvable plot plan, refer to the following:

2. Add any vehicle use area to the lot coverage calculation; that calculation includes the driveway.
a. According to the Pima County Assessor Map, the total lot area is 8,000 sq ft. Please adjust that in the lot coverage calculation on the cover sheet.
b. Add the lot coverage percentage once the information above is corrected.
