PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½”control conduit and two ¾” copper piping for water with rooftop termination; straight 3” capped sleeve; or an accessible attic (clear path 30” wide x 30” high) over the water heater. Show appropriate notation.
2. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain. All additional gray fixture drains are optional and not required with the updated ordinance.

STRUCTURAL PLANS:

1. Provide a complete braced wall (BW) design, R602.10 include:
a. Braced wall lines with maximum spacing of 60’ and offsets no more than 4’.
b. Braced wall panel within 10’ of each end and no more than 20’ between edges.
2. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, and roof connections, R602.10.8.2 compliant.
3. Update the braced wall design or provide an engineer’s calculation, design and seal for shear wall placement.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update details on sheet 4a.

PLUMBING PLANS:

1. Remove non-adopted UPC references from the shut-off valve notes on sheet 1 & 6.
2. Gray water systems may only receive waste discharge from bathtubs, showers, lavatories, clothes washers and laundry trays, P3009.7. Remove the gray drain lines from the water closet or delete the entire gray water below grade piping.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A 4 or 5 bedroom dwelling of 3001 – 4500 SF requires a 90 CFM continuous setting.

ELECTRICAL PLANS:

1. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

06/02/2021 JPEELDA1 FIRE REVIEW Reqs Change Your house is 4,332 sq feet. You will need to provide a letter from Tucson Water to TFD stating that the nearest hydrant can achieve 1,750 gpm for 2 hours. We also need to know the distance from the closest hydrant to the furthest part of the house as the hose lays.
