The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2).
Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct a 1,122 square foot addition to the current residence. The structure does not meet setbacks on the east interior lot.

2.The minimum interior setback in the R-1 zone is 6' or 2/3 the height of the structure, whichever is greater. Based on a wall height of 11'-8" on the EAST side of the proposed addition, a setback of 7.7' is required. The plans indicate a proposed 7' setback. A Design Development Option (DDO) would be required to reduce the setback. The DDO information can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. If the applicant chooses to apply for the DDO, please submit the application using the online permit dropbox, using the permit number listed above.

3. If the applicant decides against the DDO, the plans can be adjusted and resubmitted to show setback compliance.
