01.COMMENT: The proposed use, single family residential, is permitted in the zone, R-1. Use specific standards 4.9.7.B.1 – 9 are applicable.
a.FOLLOW UP COMMENT: Include a labeled floor plan to ensure compliance with the use specific standards mentioned above.
02.COMMENT: Include the lot coverage calculation including the new additions. The lot coverage calculation is the sum of the following improvements: any area of a building, vehicular use areas (improved and unimproved), and any storage areas, divided by the total lot area. (UDC, 6.4.3.B.3, Lot Coverage)
03.COMMENT: Include the height of the walls of the additions to ensure the setback standards are being met – the required setbacks for R-1 is 6’ or 2/3 the height of the adjacent wall height, the greater of the two will apply – measured from the property line to the exterior, adjacent wall (UDC, Section 6.4.5., Dimensional Standards)

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. A 4x8 beam spanning over 14’ is undersized for live and dead loads.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly for each type of exterior wall, R106.1.1.

MECHANICAL PLANS:

1. Show impact protection for appliances located in the garage, M1307.3.1.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.
2. Protection of all new and extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
