This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5.B & Figure 6.4.5-A.

1. Provide fully dimensioned elevations on the next submittal. Ensure that height dimensions from design grade to the highest point of the wall, where the wall meets the eave on the north end of the addition and on the west elevation are provided. A Design Development Option (DDO) will be required for the north perimeter yard setback but until dimensions are provide the required west perimeter yard cannot be determined. Perimeter yard setbacks are based no UDC Table 6.3-2.A and are 6’ or 2/3 the height of the exterior wall, greater of the two.
