A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Per UDC Article 6.6.3.C Accessory Structures shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4.A Building height is vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. As no dimension from design grade to midpoint of the pitched roof were provided it appears that the detached studio exceeds the 12’ allowed height a Board of Adjustment for Variance will need to be submitted and approved for the proposed height. 2. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. Based on the square footages provided on the plan the accessory structure exceeds the allowed 50% a Board of Adjustment for Variance will need to be submitted and approved to exceed the 50%. 3. It appears that the north/south property dimension is incorrect and based on final plat Morning Side Annex. No 1 recorded under Book 5 Page 33 the dimension should be 132.5’. 4. As the property lines are not clearly shown on the plan it appears that the studio roof will overhang the alley right-of-way, a Temporary Resolvable Easement (TRE) will need to be secured from the Department of Transportation and Mobility for this encroachment prior to approval of this plan. 5. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Res Use to Res Zone the required perimeter yard setback is 6’-0” or 2/3 the height of the exterior wall, greater of the two. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. Provide fully dimensioned elevations so that perimeter yard setback requirements can be verified. The following comments related to perimeter yard setbacks are primary and may need to be revised once the requested dimensions are provided: Studio – based on a wall height of 13’-3” the required setback to the west property line is 8’-11” provided is 2’-7” Studio – based on a wall height of 12’-7” the required setback to the west property line is 8’-5” provided is 0’-0” Carport – no wall height provided, 0’-0” setback proposed. Shade pergola – no wall height provided, 0’-7” setback proposed. Once the required corrections are made a Board of Adjustment (B of A) for Variance will need to be submitted and approved. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations on the property with code compliance. Place each plan sheet into a single PDF file for reviewing as a complete plan set. Use the Residential Plan Requirements & Checklist at https://www.tucsonaz.gov/pdsd/residential-permits Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits FLOOR PLAN: Provide a floor plan showing each room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. 1. Exterior walls with a fire separation distance less than 3-foot require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 2. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line. FRAMING PLAN: Provide a roof framing plan showing beam and rafter location and sizes. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and floor separation from grade. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. PLUMBING PLANS: Provide piping details showing code compliant materials and sizes or show relocated fixtures. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes, or show relocated components. ELECTRICAL PLANS: Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
