The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. Please resubmit the plans addressing the following:
a. Please remove the aerial shot on the first page of the plans and replace it with a fully drawn and dimensioned site plan.
b. When showing the setbacks, please remove the setback lines and add the actual setback measurements of all sides of the residence.
c. Within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater, up to a maximum of 90 feet. Where a abuts more than one street the owner chooses which street lot line is the front lot line. From other than the front line, the street perimeter yard is ten feet. Ensure the side (NW) setback is 10'.
2. Provide a full floor plan of the entire site.
3. Add a lot coverage calculation to the site plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). Update detail #6/S1.
2. Show the weep screed with a minimum clearance 4” above grade, R703.7.2.1. Update detail #2/A1.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Notate Section A/A1.

PLUMBING PLANS:

1. Show water pipes with sizes for controlling excessive water flow rates, P2903.7. A minimum 3/4” pipe is required for supplying water to the new bathroom group fixtures.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm required at each side of the bedroom door, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup.
2. Show receptacle outlets with a 2O AMP small appliance circuit; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6.

5. Type of Permit - Select Commercial or Residential (Residential is for work on single family residences and duplexes.)

6. Complete the Applicant Info. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account.
