TRANSMITTAL: September 15, 2021 This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.B & Figure 6.4.5-A The following comments were not addressed. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 15’-0” the required perimeter yard setback from the proposed addition to the east property line is 10’-0”, proposed setback is 4’-8” 2. Based on a wall height of 11’-11” the required perimeter yard setback from the proposed addition to the north property line is 8’-0”, proposed setback is 2’-0” As the plans now show the addition to the carriage house as a sleeping quarters and would be considered a detached accessory structure a neighbor setback waiver may be used to reduce the setbacks. The following text must be provided on the plot plan and signed and dated by the owners of the properties to the north and east. Neighbor setback waiver requirements – Provide the following text on the plot plan for both the owner of the property to the east and the north and have the owner sign and date the waiver: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the required neighbor setback waivers a Design Development Options (DDO) must be submitted and approved prior to approval of this plan. 3. Perimeter yard setbacks are measured to the property line not a site wall as shown for the pergola, see UDC Article 6.4.5.B.1. Based on the setback of 6’-1/4” from the pergola to the site wall this structure does not meet the required perimeter yard setback of 6’-0” and as you have shown it attached to the existing dwelling a Design Development Options (DDO) must be submitted and approved prior to approval of this plan. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
