This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Locate and detail all footings (R401.2) for interior bearing walls supporting the loft, R403.1.1 or show a loft beam on a loft framing plan. STRUCTURAL PLANS: 1. Provide a complete framing plan with a loft beam or a load bearing wall, R301.1 SECTIONS - DETAILS: 1. Show a compliant 36” loft guard rail, AQ104.2.1.5. Update section A-A, sheet A.3. 2. Show a compliant 6’-2” loft headroom at the ladder, AQ104.2.1.2. 3. Show frame wall supported with a foundation for achieving a minimum 6” clearance between framing (floor) and ground (R317.1 item 5). Update section A-A, sheet A.3. 4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30 when extended over the wall top plate for additions under 500 SF. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. 2. Protection of all interior 15A & 20A new or extended circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. | 08/30/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM03130 2227 E 6th St. Addition to existing Carriage House TRANSMITTAL: August 30, 2021 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.B & Figure 6.4.5-A The following comments were not addressed. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 15’-0” the required perimeter yard setback from the proposed addition to the east property line is 10’-0”, proposed setback is 4’-8” 2. Based on a wall height of 11’-11” the required perimeter yard setback from the proposed addition to the north property line is 8’-0”, proposed setback is 1’-0” The DDO process is a separate submittal from the building plan. DDO requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf, and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If comment 3 below is addressed and this can be considered a detached accessory structured per UDC Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. The height measurement is from design grade to the mid-point of a pitched roof, see UDC Article 6.6.4.A. As shown on this plan a Board of Adjustment for Variance will need to be submitted and approved for a detached accessory structure exceeding the allowed 12’-0” height. An option would be to attached the structure to the main house with a 5’-0” wide roofed breezeway that can support a 20 lb live load. If attached to the main dwelling the above DDO requirements apply. If you elect to go through the Board of Adjustment process the setback issues above can be processed via the Board of Adjustment of a neighbor setback waiver can be secured from the adjacent neighbors. Board of Adjustment application/requirements and the neighbor setback waiver requirements are below. Additional comments: 3. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, minimum lot size for two dwelling units is 10,000 sq. ft. As this parcel is less than 10,000 sq. ft. a second dwelling unit is not allowed only a sleeping quarter. A sleeping quarter may have a single bowl bar type sink, undercounter fridge but no cook top. Based on the symbols shown on the ELECTRICAL plan there appears to be a 220v outlet proposed in the kitchen area which indicates some type of cook top, remove this from the plan. 4. As you have added a “SHADE PERGOLA” to the plan provide the proposed height as measured from design grade and provide perimeter yard setback dimensions, additional comments maybe forth comeing.
