This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.B & Figure 6.4.5-A The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 15’-0” the required perimeter yard setback from the proposed addition to the east property line is 10’-0”, proposed setback is 4’-8” 2. Based on a wall height of 11’-11” the required perimeter yard setback from the proposed addition to the north property line is 8’-0”, proposed setback is 1’-0” The DDO process is a separate submittal from the building plan. DDO requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf, and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Additional comments: 3. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, minimum lot size for two dwelling units is 10,000 sq. ft. As this parcel is less than 10,000 sq. ft. a second dwelling unit is not allowed only a sleeping quarter. A sleeping quarter may have a single bowl bar type sink, undercounter fridge but no cook top. Based on the symbols shown on the ELECTRICAL plan there appears to be a 220v outlet proposed in the kitchen area which indicates some type of cook top, remove this from the plan. Remove all references to a “KITCHEN” from the plans. It also appears that there is a full-size fridge shown in the southern room of this carriage house. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with the addition ridge beam sized with appropriate load carrying capacity. Show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3. SECTIONS - DETAILS: 1. Provide a complete cross-section detail from foundation to roof assembly for each type of exterior wall, R106.1.1. 2. Show a cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface (R403.1) with 12” minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Show all drainage fixtures with connection to the public sewer system, P2602.1. Show any gray water drainage with valves and termination. 2. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. 3. Remove any underground gas piping from beneath the proposed building, G2415.14. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. Show existing HVAC serving the proposed addition. ELECTRICAL PLANS: 1. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
