The Applicant has submitted tenant improvement construction documents, dated July 23, 2021 along with a comment response revision letter. The projects previous proposal to add residential units to the ground floor have been eliminated. Documents identify the north end of the first floor to be future retail/commercial tenant space. · In accordance with the requirements of the IID, the documents note that the north end of the first floor shall be "future retail/commercial/food establishment tenant, 3,000 SF space" (A1.4). · Elimination of the residential units has also eliminated modifications to the first floor facade. No exterior elevation changes have been proposed to the historic facade. The proposal for retail/commercial at the first floor is consistent with the IID requirement that the project be pedestrian oriented and include commercial/retail uses that encourage street level pedestrian activity. Page D1.0 note #2 and #16 indicate that the tint will be removed. Additionally, on the same page note #4 indicates a storefront door removal and replacement with and egress window. If there is no exterior work associated with this project these, and any other similar notes, should be removed. |
