This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, the required perimeter yard setback from the east property line is 6’-0” or 2/3 the height of the exterior wall, the greater of the two. Based on wall heights less than 9’-0” the setback from propose carport and wood shed to the east property is 6’-0”. Per UDC Article 6.4.5.B.2 the required perimeter yard setback is measured from the post supporting the carport, provide a setback dimension from the post to the property line. As a detached accessor structure, the perimeter yard setbacks can be waived via a neighbor setback waiver, see UDC Article 6.6.2.D. To use this waiver the following statement shall be provided on the plot plan and signed and dated by the owner of the property to the east:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
