The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
Please resubmit the plans addressing the following:
1. It is difficult for zoning to determine the footprint of the proposed addition. Please indicate on the site plan where the addition is proposed. Ensure all setback measurements are present and legible.
2. Please edit the lot coverage calculation.
a. Add the existing residence to the calculation.
3. Provide a floor plan for the residence and addition. The floor plan for the existing residence is incomplete.
4. Provide an elevation drawing, with measurements, of the proposed addition.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with code compliance.

Place each plan sheet into a single PDF file for reviewing as a complete plan set.

SITE PLAN:

Provide a site plan showing all buildings and location and capacity of the electrical distribution panels, R106.1.1.

FRAMING PLAN:

Provide a roof framing plan showing header and rafter location and sizes.

SECTIONS - DETAILS:

Include the foundation dimensions and floor separation from grade. New exterior walls require a minimum 6" spacing above exterior grade.

PLUMBING PLANS:

Provide piping details showing code compliant materials and water, drain and vent pipe sizes.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes. Include cool capacity and dryer duct size

ELECTRICAL PLANS:

Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior.

OUTDOOR LIGHTING CODE

Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).

2. Submission Type - Select Floodplain Use Permit.

3. Project Name - Enter a name for your project.

4. Select Street Name from the list. You can type the first two letters or number to get closer to your choice in the list. Then select the rest of the address in the boxes provided.

5. Type of Permit - Select Commercial or Residential (Residential is for work on single family residences and duplexes.)

6. Complete the Applicant Info. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account.

7. Complete the Contractor, Owner and Architect/Engineer sections as applicable.

8. Supporting Documentation Upload - Provide a complete cost estimate for the project. You may also provide additional documents you think will be helpful.

9. Sign the application and submit.
