TRANSMITTAL DATE:

This site is located in the SH zone (UDC 4.7.5). A single-family residence is a permitted use in this zone (Table 4.8-1).

1. Based on current aerial photos there have been numerous structures add to the site that to no appear to have been reviewed and permitted. Provide documentation that these structures have been permitted.

2. Pe Wilmot Farms Lots 1 thru 121 final plat General Note 13 “THE MAXIMUM ALLOWED LOT IMPERVIOUS SURFACE COVERAGE IS 7% OF THE LOT AREA. EXCEEDING THE 7% IMPERVIOUS COVER AREA IS A VIOLATION OF FLOODPLAIN REGULATIONS AND MAY ONLY BE REMEDIED BY REMOVAL OF THE EXCESS IMPERVIOUS COVER AND RESTORING THE DISTRUBED AREA TO ITS PREDEVELOPED NATURAL CONDITION”. Provide a impervious surface coverage calculation on the plan. This calculation includes all structures on the plan.

3. Per TABLE 6.3-1.A: DIMENSIONAL STANDARDS FOR THE RH, SR, SH, RX-1, & RX-2 ZONES, SH ZONE the perimeter yard setback to the north property line is the height of the exterior wall and to the east and west property line the setback is 20’. Provide perimeter yard setbacks to all structures on the site.

4. Per UDC Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Clearly demonstrate that the proposed structure is attached to the main dwelling.
