COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

f. Provide a dimension from centerline of 3rd to the property line and from the property line to the curb.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

3. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 14’-4” the required perimeter yard setback from the proposed garage to the east property line is 9’-7”, proposed setback is 3’-2”.

4. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height of 14’-4” the required front street perimeter yard setback from the proposed side entry garage to the front street property line is 21’-6”, proposed setback at the northeast corner is 6’-10” and at the northwest corner is 4’-0”

A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
