A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Please address the following comments regarding this project and resubmit your plans online: https://docs.tucsonaz.gov/Forms/tucsonpermitapp 1. Provide a residential plot plan that meets the standards found in this sample: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 2. Accurate property lines must be clearly depicted on the plot plan. The existing plans illustrate 15 ft from the garage to the street property line. On sheet 2 the 15 ft is illustrated from the building to the outside of the street curb. The property line is not the curb. Accurate property line information can be obtained through a licensed survey or by viewing the City of Tucson paving Plan for this location: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-65-016. On 3rd St, the property line is located 7 ft from the back (sidewalk side) of the curb or 9 ft from the outside (street side) of the curb. 3. Accurate setbacks must be depicted on the plot plan with corresponding building elevations. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. a. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Res Use to Res Zone the required perimeter yard setback is 6’-0” or 2/3 the height of the exterior all, greater of the two. The proposed perimeter yard setback appears to be 3 ft with a wall height of 14 ft 4 in. If accurate, this wall height would require a setback of 9 ft 8 in. Setback requirements will be verified with the next submittal. b. Per UDC Article 6.4.5.C.1.a “Within established areas, the minimum required front street perimeter yard is 20 feet of one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of 90 feet.” The proposed street perimeter setback is unable to be verified due to inaccurate property line information, as previously mentioned. If accurately depicted, the proposed wall height is 14 ft 4 in which would require a setback of 21 ft 6 in. Setback requirements will be verified with the next submittal. c. Please note, no part of the structure may overhang into neighboring properties or the City-owned public Right-of-Way. 4. If the setbacks cannot be modified to meet code standards, you may wish to file for a Design Development Option (DDO) (UDC 3.11.1). This process can only be used if the proposed setbacks are 1 ft or greater. Otherwise, the reduced setbacks will need approval from the Board of Adjustment via a Variance. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. ELECTRICAL PLANS: 1. Show the location of the sub panel on the Electrical Plan with clear working space compliance, E3601.6.2 & E3705.8. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
