A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9. 1. Based on current aerial photos there are several other structures on site that are not shown on this plot plan. Show all structures and include them in the lot coverage calculation. 2. The lot coverage provided is not correct and should include all any space on site used for parking vehicles. See residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 3. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 Zones, R-1 zone, Residential Use to Residential Zone the required perimeter yard setbacks to the north and west property line is 6’-0” or 2/3 the height of the building exterior wall. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5 & figure 6.4.5-A. As most storage containers are 8’-0” the required perimeter yard setback is 6’-0”, proposed is 4’ to the east property line. At a minimum a neighbor signoff for reduced perimeter yard setback is required. The following text shall be added to the plot plan and signed by the adjacent owners: My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan.
