The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf
a. Please add a site plan with all setbacks and a legal description.
b. Add a lot coverage calculation on the site plan
c. Add the street names of any bordering street.
d. Add elevation drawings that show all measurements of each side of the addition.
e. Show a floor plan of the entire residence, including the addition. Zoning must confirm that there is only one kitchen. Any additional kitchens will constitute a new unit.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Provide a complete plan set showing 2018 IRC compliance including a wall and foundation detail showing materials, locations, sizing and fastening, electrical, heating and cooling.

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

A new dwelling unit (includes a kitchen) requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203.

Each dwelling unit building requires a separate street address, R319

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.

FLOOR PLANS:

1. Show the location of the door between units. Notate the materials for achieving the one-hour separation (framing cavities with mineral wool insulation or other listed method).

PLUMBING PLANS:

1. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Show separate HVAC systems for serving each dwelling unit, R302.4.1.

ELECTRICAL PLANS:

1. Provide separation of all circuits for each dwelling unit, E3601.3. Conductors may not be located in another dwelling unit.
2. Show the location of the service disconnect outside of each dwelling, E3601.6.2 & E3705.8.
