PLAN REVIEW COMMENTS
Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.
GENERAL COMMENTS:
1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. This cannot be determined without an evaluation by a qualified professional. Complete construction plans are required for processing a building permit. The plans should show necessary structural changes for achieving building code compliance. A 4” x 6” beam may be undersized depending on the structure dimensions and layout.

FOUNDATION PLAN:
1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1.

FRAMING PLAN:
1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:
1. Show the Post Section Detail with #4 rebar in the footing, R403.1.
2. Notate and specify the size and length of anchor bolts, R403.1.
3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger with rafter hangers).

ELECTRICAL:
Panelboards and overcurrent protection devices shall not be in clothes closets, or in bathrooms, E3405.5. Relocate to the hallway.

02. COMMENT: Include the setback dimensions from the new porch addition to the western property line. The setback will be 6' or 2/3 the height of the adjacent wall, the greater will apply, measured from the exterior wall to the property line.

03. COMMENT: Setback dimensions are based on the highest point of the adjacent wall, not the height of the building. Include this information to determine the required setback.

04. COMMENT: Include the zoning classifications of the adjacent parcels.

05. COMMENT: Reserve a space in the bottom, right corner for approval stamps.
