This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see UDC Article 6.4.5.B.1 & Figure 6.4.5-A. That said the provided elevation drawings provide some dimensions but not all so perimeter yard setback requirements are based on the “SETBACKS: FOR PROPOSED ADDITIONS:” table provided next to the plot plan. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). North perimeter yard setback: Based on a wall height of 9’-9” the required setback is 6’-6”, proposed worst case is 3’-6”. South perimeter yard setback: Based on a wall height of 8’-9” the required setback is 6’-0”, proposed worst case is 8’-6”. East street perimeter yard setback: This setback is listed incorrectly and should be listed as 20’ or 1-1/2 times the height of the exterior wall, greater of the two. Based on a wall height 17’-6” the required street perimeter yard setback is 26’-4”, existing setback is 22’-0” West perimeter yard setback: Based on a wall height of 10’-3” the required setback is 6’-11”, proposed worst case is 4’-0”. |
