The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf

Please add the following:

a. Elevation measurements to determine setbacks. In the R-1 zone the minimum required setback is 6' or 2/3 the height of the strucuture, whichever is greater. More information is required to determine the setback.
b. Provide a lot coverage calculation, as seen on the plot plan example above.
c. Add the legal description and other required information found on the plot plan example.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

STRUCTURAL PLANS:

1. Provide a Roof Framing Plan with an engineered truss plan or rafter sizes and spacing in compliance with Table R802.4. Interior walls may require a load bearing design with foundation.
2. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1).

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16 & E3902.17.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Both standard and high density R-30 batt insulation requires a space greater than provided with 2” x 6” framing. Identify the product that provides the intended value or provide an appropriate ceiling cavity space.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30.
