COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

1. Zoning acknowledges that this comment should have been made on the last review but per UDC Article 6.4.5.C.1 the front street perimeter yard setback should be 20’-0’ or 1-1/2 times the height of the exterior wall, greater of the two. Based on an 8’-4” wall height the front street perimeter yard requirement is 20’-0” proposed is 15’-0” a DDO is required.

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The following comments were not addressed.
1. Revise the lot coverage to include all vehicle use areas.
2. Show the front porch on the plan
3. Clarify what is happing with the detached accessory structure that is under the tree on the west side of the property.
