Please resubmit the plans with the following: a. Add a lot coverage calculation b. Shade the area of work being done on the site plan c. Ensure the setbacks are correct, as the aerial views of the property appear to show the structures are much closer to the property lines. d. There appears to be two porch coverings; one in the back yard, and one in the front, that do not appear on the site plan. If the coverings are to remain, please add them to the plans. e. Add the full dimensions of the elevation plans. The setbacks in the R-2 zone are 6' or 2/3 the height of the structure, whichever is greater. Zoning requires fully dimensioned elevation drawings to determine setbacks. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits A special inspection request is required with the permit application for epoxy anchors, R109.2 SITE PLAN: 1. Indicate the location and size of the water line from property line (meter) to building, R106.1.1. Show an existing or upgraded 1” line to the water heater. Minimum size for a two bathroom building is usually 1”, P2903.7. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking with appropriate load carrying capacity, R301.1. Clarify keynote #4. 2. Provide a fastening detail if assembling a beam with 2x rafters (keynote #2, 3 & 7, sheet A4.0), R301.1. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. 2. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Show the water pipe sizes with sufficient capacity for controlling excessive flow rates, P2903.6. 2. Show multiple-level plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. The upper fixture may not be a water closet. MECHANICAL PLANS: 1. Provide a mechanical plan, R303.9. ELECTRICAL PLANS: 1. Provide an electrical plan, E3404.12. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. | 04/19/2021 | SBLOOD1 | ENGINEERING | REVIEW | Reqs Change | As per city code for a substantial improvement if a project site is within the floodplain - the sum of all improvements within any ten year period is limited to 50% of the value of the structure or the structure must be improved to floodplain standards (or verified that it is up to floodplain standards). According to pima county assessor's records the value of the house before renovations is $73,559 (65% of total property value). That puts the proposed work of $45,000 at 61% which is over the 50% and therefore is classified as a substantial improvement. So you can either reduce the scope of the project, provide a higher appraisal of the house, or bring the house and proposed work to floodplain standards.
