COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). Multifamily is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

1. As the proposed development, two (2) duplexes, are dependent on the two parcels to meet code and cannot stand alone this site is looked at as a single site with four (4) dwelling units on site. This is considered multifamily and a non-residential use for purposes of applying Unified Development Code (UDC) Dimensional Standards. This project will require a development package (DP) that meets the requirements of Administrative Manual (AM) Section 2-06. This is a separate submittal from the building plans and must be approved prior to the building permit. This site will be required to meet all non-residential standards for vehicle use area, pedestrian circulation, landscape, etc. AM Section 2-06 can be found at: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-8753, with DP submittal at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using the Submission Type Site Review.

2. As this site is considered a single site a lot combination is required. Provide a copy of the approved Pima County Combo Request for with your next submittal.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A

3. The minimum setback is the greater of 10 feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
765 N Anita - Based on a wall height of 13’-3” the required perimeter yard setback to the northwest property line is 10’-0”, proposed setback is 8’-0”. No setback dimension was provided from this unit to the southeast property line.
733 N Anita - Based on a wall height of 13’-3” the required perimeter yard setback to the southeast property line is 10’-0”, proposed setback is 8’-0”. No setback dimension was provided from this unit to the northwest property line.

A DDO must be processed prior to approval of the DP. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf, and shall be a separate submittal at: https://www.tucsonaz.gov/pdsd-filedrop, using the Special Applications, Zoning Administration selection.
