TRANSMITTAL: June 15, 2021

This site is located in the R-3 zone (UDC 4.7.12). A duplex is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6

1. Previous comment regarding compliance with UDC Article 7.4.6. and Article 7.6 have not been fully addressed. Address the following on the next submittal:
a. Accurately dimension parking spaces. Per UDC Article 7.4.6.D. the minimum space dimensions are 8.5 ft by 18 ft. Conflicting information is noted on the plan.
b. Minimum parking area access lane (PAAL) has not been provided. Per UDC Article 7.4.6.D. the minimum PAAL when accessing a 90 degree parking space is 24 ft. It appears approximately 20 ft has been provided but is not dimensioned on the plan.
c. In relation to previous comment, without provision of the required PAAL vehicle maneuverability is occurring in the right-of-way. Compliance with UDC Article 7.4.6.K. is required.
d. Demonstrate compliance with surfacing standards (identify exact material) in compliance with UDC Article 7.4.6.I.
e. Provide a street landscape border in compliance with UDC Article 7.6.4.C.
f. Demonstrate compliance with pedestrian access and circulation standards found in Technical Standards Manual Section 7. Sidewalk access from the street and to each unit is required. A sidewalk is also required between the parking space and building.
2. Please note, should one of the units be reduced to 2 bedrooms instead of 3, commercial parking standards as outlined in this transmittal will not apply.
