A duplex is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6 1. This comment was not addressed Per UDC Article 7.4.6.B.1.c.(1) duplexes are exempt from these standards as long as they have four or fewer spaces. This site does not qualify for the exception. The requirements for commercial parking are based on UDC Article 7.4.6.B and a Zoning Administrators determination. Contact Russlyn Wells, Zoning Administrator, at Russlyn.Wells@tucsonaz.gov for clarification. The five vehicle parking space are required to meet commercial standards and landscaping requirements, see UDC Articles 7.4.6 for parking requirement and 7.6 for landscape requirements.
