COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). A duplex is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6

1. The requirements for commercial parking are based on UDC Article 7.4.6.B and a Zoning Administrators determination. Contact Russlyn Wells, Zoning Administrator, at Russlyn.Wells@tucsonaz.gov for clarification. The five vehicle parking space are required to meet commercial standards and landscaping requirements, see UDC Articles 7.4.6 for parking requirement and 7.6 for landscape requirements.
