COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). A duplex is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 13’-3” the required perimeter yard setback to the northwest property line is 8’-10”, proposed setback is 8’-0”.

The following additional comments need to be addressed prior to applying for the DDO:

2. The zoning listed on sheet 1 is not correct and should be R-3.

3. The five vehicle parking space are required to meet commercial standards and landscaping requirements, see UDC Articles 7.4.6 for parking requirement and 7.6 for landscape requirements.
