TRANSMITTAL DATE: April 13, 2021

This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

1. Per UDC Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for terraces and steps not over three feet high above the natural grade, paved areas, and fences or wall. The detached shed located in the front yard will require a Board of Adjustment for Variance. Board of Adjustment application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submittal Type "Zoning Administration".

2. Provide the height of the shed on the plan.

3. The parcel dimensions are not correct and should be 59.25’ x 126.5’.

Based on current aerial photos there is some type of structure located in the southeast corner of the parcel. Show this structure on the plans, provide the size and height and setback dimensions. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-3 Zoning, the required perimeter yard setback to the east property line is 6’ or 2/3 the height of the exterior wall, greater of the two. The required perimeter yard setback to the south property line is 10’ or 3/4 the height of the exterior wall, greater of the two. If this structure does not meet perimeter yard setbacks a reduced perimeter yard setback can be approve either by including the request in the variance process stated above or secure a neighbor signoff for the reduced setback. The neighbor sign off requires the following text to be put on the plot plan and it must be signed by the owner of the adjacent property:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
