A single family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. As the dimensions have been changed on the plot plan for the distance from the proposed carport to the east property line a neighbor sign off is required for a setback less than 6’-0” To request the waiver from the adjacent owner the following text must be provided on the plot plan and then signed by the owner at 1340 E Elm: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. This comment was not addressed. As you are expanding the existing garage, adding a carport, the accessory structure may not exceed 50% of the gross floor area of the may dwelling. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. It appears that the existing garage already exceeds the 50% of the gfa of the principal structure. A Board of Adjustment for Variance will be required to add the carport extension. Board of Adjustment for Variance application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf, and requires a separate submittal at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type Zoning Administration. The Board of Adjustment will need to be submitted and approved prior to approval of this permit.
